n the heart of the Waikato and supplying the pay-out leading Tatua Dairy Co-Operative is this 112 hectare (STS) property near Waitoa. Many in this catchment area have long desired to be able to join Tatua but the chances are remote, so this sale presents a cracker of an opportunity. The water system comprises a bore, at 38 metres, close to the dairy and passing through a sand filtration system before being pumped to the dairy and around the farm. The main water lines are 50 and 40mm alkathene with 25mm laterals. There is an in-line mineral dispenser. Variation 6 has been consented to 609 cows. The effluent system comprises a sump and stone trap and pumped (10hp pump) around the farm through underground plumbing (4 hydrants) with irrigation via a Williams travelling irrigator covering approximately 20 hectares. A steel holding tank 1600m3 (1.6m litres) is used when it is too wet to apply directly over the paddocks. Supplements grown on farm annually include 14-15 hectares of maize, 100 tonne stacked grass and 80 bales of silage plus 120 tonne of PKE purchased last season. Support buildings adjacent to the dairy include a 5 bay O'Neil gable shed, a new 5 bay pole shed for calf rearing with bobby calf load-out ramp and pen, 3 hay barns (may be used for calf rearing), 20 tonne concrete fert/PK bunker plus load out facilities at the dairy shed. There are three dwellings on the farm with the main a spacious three bedroom brick home with an adjacent sleepout, swimming pool plus garage. The second weatherboard home has three bedrooms and double garage. The third is a spacious weatherboard four bedroom home with a large adjacent enclosed workshop. This very well set up unit enjoys a top location and the liquid gold Tatua asset. This property is definitely worth pursuing.
